Are you HCRA-licensed — and can I verify it myself?
In Ontario, only an HCRA-licensed builder can legally build a new home. Ask for the licence number and look it up yourself in the Ontario Builder Directory — don't take anyone's word for it.

Will my home be enrolled in the Tarion new-home warranty?
Every new home in Ontario should be. The answer should be an immediate yes — up to seven years of coverage on major structural defects. If a builder gets vague here, that's your answer.

Who owns the project from the first drawing to the final walkthrough?
You want one accountable builder, not a design firm, a separate builder, and a stack of subtrades who point fingers when something slips. Design-build means the people who plan your home are the people who build it.

When will my budget be firm — before or after you break ground?
A serious builder commits to a real number before construction starts. "We'll know once we're into it" is how budgets quietly run away from you.

What's your process when I want to change something mid-build?
Changes are normal on a custom home. What matters is a written change process that prices the cost and schedule impact before the work happens — not a surprise line on the final invoice.

Can I see homes you've finished near me?
Local, completed work means the builder has already solved your municipality's permits, inspectors, trades, and site conditions — not learning them on your build.
