6 questions to ask any custom home builder

You don't need to become a construction expert to hire the right custom home builder — you need to ask the right questions. These six will tell you more about any builder than the nicest brochure ever will. Write them down and take them to every meeting.

    Are you HCRA-licensed — and can I verify it myself?

    In Ontario, only an HCRA-licensed builder can legally build a new home. Ask for the licence number and look it up yourself in the Ontario Builder Directory — don't take anyone's word for it. Verify ours — licence B64606 — at obd.hcraontario.ca.

    Will my home be enrolled in the Tarion new-home warranty?

    Every new home in Ontario should be. The answer should be an immediate yes — up to 7 years of coverage on major structural defects. If a builder gets vague here, that's your answer.

    Who owns the project from the first drawing to the final walkthrough?

    You want one accountable builder, not a design firm, a separate builder, and a stack of subtrades who point fingers when something slips. Design-build means the people who plan your home are the people who build it.

    When will my budget be firm — before or after you break ground?

    A serious custom home builder commits to a real number before construction starts. "We'll know once we're into it" is how budgets quietly run away from you.

    What's your process when I want to change something mid-build?

    Changes are normal on a custom home. What matters is a written change process that prices the cost and schedule impact before the work happens — not a surprise line on the final invoice.

    Can I see homes you've finished near me?

    Local, completed work means the builder has already solved your municipality's permits, inspectors, trades, and site conditions — not learning them on your build. Ask to see real projects in the GTA or Durham.

    We coordinate architectural and engineering design and show you 3D renderings, so you can see and refine your home before it's built — not after.

    Permits & Approvals

    We prepare submission-ready drawings and manage the permit process through municipal review, including the structural, HVAC, grading, and survey work it depends on.

    Construction

    Licensed trades under one accountable builder. You get regular updates, budget tracking, and direct access to the licensed builder throughout the build.

    Handover

    Final inspections, enrolment of your new home in the 7-year Tarion warranty, and a completed home delivered to the standard we designed together.

What determines a custom home budget

There's no standard price for a custom home — the budget is a function of the home you design. Two houses of the same footprint can differ enormously depending on finish level, site conditions, and design complexity. Rather than quote a rate we can't stand behind, we build your budget with you during design, and provide accurate, itemized figures for your specific project only after a free consultation and site review.

What drives the budget

  • Size and layout — total square footage, number of storeys, and how complex the floor plan is
  • Finish level — from a clean builder-grade finish to premium work: hardwood, natural stone, premium millwork, and home automation
  • Site conditions and servicing — grading, soil, tree removal, and connecting water, sewer, gas, and hydro
  • Design complexity — rooflines, spans, custom windows, and engineered structural elements
  • Permits and municipal charges — permit fees and development charges, which vary by municipality
  • The lot — whether you're building on your own lot, a serviced lot, or a teardown-and-rebuild

What determines the cost of a custom home in Ontario?

The biggest factors are size and layout, finish level, site conditions, and design complexity. A larger or more intricate floor plan, premium finishes (hardwood, natural stone, custom millwork, home automation), difficult site servicing, and municipal permit and development charges all move the number. Because every home is bespoke, we don't publish a rate — we build the budget with you during design and give you accurate, itemized figures after a free consultation and site review.

How long does it take to build a custom home?

Typically 12 to 20 months from first design to handover, depending on size, design complexity, and municipal permit timelines. Design and permits usually take several months before construction begins, and the build itself commonly runs 9 to 14 months. We map the full schedule during planning so the timeline is set, not guessed.

Do you handle the design and permits, or do I need my own architect?

We handle both. As a design-build contractor we coordinate the architectural and engineering design and manage the entire permit process through municipal review — including the structural, HVAC, grading, and survey work it depends on. One team owns the plans and the build, which is what keeps a custom home on scope and on schedule.

Do you build on my own lot, or on a teardown?

Both. We build on your own lot, a serviced building lot, or a teardown-and-rebuild. Every project starts with a feasibility and zoning review so you know what's buildable on that specific site before design begins.
